Study Confirms Medford Can Support a Conference Center

At the June 20 City Council meeting, City Manager Brian Sjothun presented findings from a feasibility study confirming Medford’s strong market potential for a new conference center and hotel. The study, conducted by Hunden Partners and funded through $60,000 in Council Community Initiative Funds, analyzed demand, site options, and financial feasibility.
Key Findings
The study explored two development options:

Small Scenario: 165-room hotel with 18,400 sq. ft. of function space

Large Scenario: 220-room hotel with 26,400 sq. ft. of function space
To compete regionally and serve groups of 500+ attendees, Hunden recommends the larger scenario, featuring an 18,000 sq. ft. Grand Ballroom, 4,500 sq. ft. Junior Ballroom, and 3,900 sq. ft. of meeting rooms. This model would best position Medford for long-term growth and future expansion.
Preferred Location
Six sites were evaluated, and the former Inn at the Commons in downtown Medford was identified as the best fit. A downtown location would maximize economic impact and support surrounding businesses.

The project would require a public-private partnership. Potential funding sources include Transient Lodging Tax, sales or food/beverage tax, car rental tax, and tax increment financing.
If built, the larger facility is projected to host nearly 190 events annually and generate $67.6 million in hotel and property tax revenue over 30 years.
City staff will continue to explore funding options and potential partnerships, with future updates brought back to Council.
